West Gateway Issues and Opportunities

Today, the West Gateway is primarily characterized by its road infrastructure. It feels auto-oriented in design with a number of surface and structure parking areas and buildings that are dispersed islands linked by confusing vehicular routes and limited pedestrian connections. Many properties north of Seaside Way have entitled or proposed projects that would bring more residential uses to this part of Downtown Shoreline, while most properties south of Seaside Way fall within the State Tidelands, which restricts the types of uses that could develop.

The Golden Shore Marine Biological Reserve provides an important ecological and community resource, but it could be enhanced and linked to programming at the Aquarium.

The Golden Shore RV Park offers essential, low-cost visitor-serving accommodations, a priority of the California Coastal Act, and it must be preserved.
